An Honest Perspective: Buying Land in Lombok vs Bali

When it comes to legal documentation, buying land in Lombok and Bali follow the same national framework, because both islands operate under Indonesian law. 

Foreigners can’t personally own freehold land in Indonesia, so buyers in either location typically use long-term leaseholds or most popular now is structured rights such as Hak Pakai or HGB through an Indonesian company (this means creating an Indonesian company and acquiring a KITAS, the stay permit). 

Due diligence, zoning checks and permits matter everywhere. The rules don’t change from island to island, they both operate under Indonesian law - what changes is how each region feels to buy, build and live or do business in.

Lombok stands out for its breathing space. The market is less crowded, competition is lower and serious land disputes are far less common than in heavily developed areas. Local authorities are generally supportive of thoughtful development and while the process can feel more hands-on, it’s often more human. 

Bali is now a premium market: years of booming tourism have driven up land prices, especially in hot spots like Kuta, Seminyak or Canggu. It can be challenging to find affordable plots in those highly developed areas and competition is fierce for prime locations. Bali’s real estate boom in major areas has also led to some oversupply and over-tourism has pushed up the cost of living higher. 

From a financial point of view, Lombok is now more accessible for many buyers. Land prices are generally lower, plots tend to be larger and there’s clear long-term potential as infrastructure and tourism continue to evolve. Bali operates as a more established market, with higher price points and well developed rental demand, particularly in popular areas. Lombok often appeals to those looking ahead and thinking in longer timeframes.

Lifestyle is where Lombok naturally resonates with people. Life here moves at a gentler pace, with open landscapes, fewer crowds, and strong ties to the local community. It suits those who value space, simplicity, and a long-term connection to place. 

Bali brings big energy, convenience and a global social scene, while Lombok offers a slower rhythm and room to settle in. 

Both islands offer opportunities just shaped by different lifestyles and goals.
